The Bradley-Mason team have just returned from a successful 2011 exhibition at the BCSC Conference in Manchester.
We were able to meet up with some of our existing clients including Dixons Retail, TK Maxx and Thorntons and were introduced to some new faces too.
Overall we left the conference with a spring in our step after receiving a host of positive comments and we look forward to welcoming you at our 2012 stand.
We are delighted to welcome 2 Associate Partners to the company to further strengthen our corporate team and provide wider national coverage. Richard Fox joins us from King Sturge to expand our southern office. Richard has developed a strong background in professional building surveying services and is a member of RICS Dilapidations Forum.
Richard Houghton joins us from Monaghans in Sheffield. An experienced Party Wall surveyor he also specializes in Professional matters including Condition Surveys as well as assessment and negotiation of interim or terminal dilapidations.
What is an EPC?
An Energy Performance Certificate, or EPC, is a document which comprises of a Certificate and Recommendations Report. The two together provide information on the energy performance of a building through a Rating scale of A-G, where A is the lowest (best) and G is the highest (worst), and written measures detailing how to improve this Rating.
There are different EPCs required for different buildings;
Non-Domestic EPC
- Commercial buildings and those not used for residential purposes.
- Valid for 10 years unless building modified.
Domestic EPC
- Residential Buildings.
Display EPC
- Government buildings or other buildings which members of the public frequent (does not include standard retail units).
- Valid for 12 months.
We specialize in Non-Domestic EPCs but would be happy to discuss your property with you if you are unsure what category it falls into.
Who needs an EPC?
If you are a landlord or seller then you are responsible for making an EPC available for the tenant or buyer.
When a building is constructed or modified then it is the responsibility of the person who is carrying out the construction or modification to make an EPC available and to notify Building Control.
If you are a tenant or purchaser then the EPC should be made available by the seller or landlord.
When do you need an EPC?
Non-domestic EPCs are required when a building undergoes construction (including modification), sale or rent (excluding lease renewals) or at the expiry of a 10 year period.
Which buildings need an EPC?
Some buildings are exempt from EPCs such as temporary buildings, religious establishments, warehouses etc. If you would like to discuss whether your building is exempt then please contact us.
How to get an EPC
A qualified Non-Domestic Energy Assessor should be employed to undertake an Energy Assessment on a commercial property.
