Bradley-Mason LLPs Asbestos surveyors can undertake Commercial Asbestos Surveys of single or multi-site portfolios and manage the information. Recent examples of a quick turnaround service include a portfolio of 95 sites for O2 Nationwide which were delivered within 5 weeks of instruction. Our client was very pleased with our performance and Galliford Try, the lead contractor on the project stated – “Our experience with Bradley-Mason was one of professionalism, enthusiasm and thoroughly good service. Our Asbestos Surveyors aim to offer added value to an asbestos survey by combining this with other services, e.g. an acquisition report or compliance audit. This offers savings in time and money and allows efficient implementation of any required works. For example, we regularly undertake a management survey as part of a Building Survey or Acquisition Survey to ensure a client is aware of the Asbestos in a property they are acquiring.

We act as Asbestos Surveyors for a wide variety of corporate clients, providing high quality, in depth Asbestos consultancy services. Some of our clients include Pizza Hut, KFC, ABB, Dixons Retail Ltd, Vodafone, O2, TK Maxx, Thorntons Plc and National Express Group Plc. As part of these we are retained by a telecoms client to undertake Asbestos Surveys of all current and future telecom installations where work is proposed and this takes us from the South Coast to the North of Scotland.

Whether you are in London, Manchester, Harrogate, Leeds, Winsor or Bristol, Our Asbestos Surveyors are unrivalled in their swift response, detailed knowledge of Building Construction and quality of advice. We can carry out surveys for any type of buildings, ranging from large tower blocks to small offices. With branches across the UK, Bradley-Mason LLP can quickly respond to any urgent asbestos surveying requests anywhere in the UK.

Asbestos is a naturally occurring material that was used very widely in construction and across other industries for many years. Unfortunately, the material has properties that are extremely harmful to human health, and it has since been banned from use in the UK. Many buildings do however still contain asbestos.

An asbestos survey specifically looks for the presence of asbestos in a property and could be undertaken before a property purchase by a buyer or seller, or at any time during the ownership of a property to check whether asbestos is present.

Asbestos surveys were previously known by their type: type 1, type 2 or type 3. However, this is no longer the case. At Bradley Mason we offer a Management Survey which is equivalent to a type 2 survey, minimally intrusive, this identifies and locates the presence of ACMs in a commercial building at the most basic level. It is used to assess the condition of ACMs and provides a risk assessment for any disturbance.

This can depend on a number of factors including the size of the property. Please get in contact with the team at Bradley Mason for a personalised quote.

Asbestos was entirely banned from use in the UK in 1999, however, blue and brown asbestos had already been banned in 1985.

While asbestos was banned in 1999, there was never a ruling that stated that asbestos had to be removed. Therefore, it is still possible to find all types of asbestos in properties across the UK. Some of the common places to find asbestos include sprayed coatings, vinyl floor tiles, lagging on boilers and pipes and textured decorating coatings.

This very much depends on the situation. For example, it is a legal requirement for non-domestic properties to have an Asbestos Management Plan, asbestos surveys are an important part of establishing a management plan. It is not a legal requirement to have a survey carried out before you purchase a property, however, purchasing is at the buyer’s risk.

There are no longer the types of asbestos surveys that were used in the past. At Bradley Mason we offer commercial asbestos surveys as well as Management Surveys, and Refurbishment and Demolition Surveys. Read through this page for more details.

During a survey, a professional surveyor will examine the property for any signs of asbestos. The different types of surveys we offer provide different levels of intrusiveness as we search for the material.

All non-domestic properties require an Asbestos Management Plan and an asbestos survey is an important step in drawing up this plan. If the property has any history of containing asbestos, the survey has to be re-inspected on a regular basis (typically once a year) and any recommendations actioned accordingly.
