Asbestos is a naturally occurring material that was used very widely in construction and across other industries for many years. Unfortunately, the material has properties that are extremely harmful to human health, and it has since been banned from use in the UK. Many buildings do however still contain asbestos.
An asbestos survey specifically looks for the presence of asbestos in a property and could be undertaken before a property purchase by a buyer or seller, or at any time during the ownership of a property to check whether asbestos is present.
Asbestos surveys were previously known by their type: type 1, type 2 or type 3. However, this is no longer the case. At Bradley Mason we offer a Management Survey which is equivalent to a type 2 survey, minimally intrusive, this identifies and locates the presence of ACMs in a commercial building at the most basic level. It is used to assess the condition of ACMs and provides a risk assessment for any disturbance.

Asbestos was entirely banned from use in the UK in 1999, however, blue and brown asbestos had already been banned in 1985.
While asbestos was banned in 1999, there was never a ruling that stated that asbestos had to be removed. Therefore, it is still possible to find all types of asbestos in properties across the UK. Some of the common places to find asbestos include sprayed coatings, vinyl floor tiles, lagging on boilers and pipes and textured decorating coatings.
This very much depends on the situation. For example, it is a legal requirement for non-domestic properties to have an Asbestos Management Plan, asbestos surveys are an important part of establishing a management plan. It is not a legal requirement to have a survey carried out before you purchase a property, however, purchasing is at the buyer’s risk.

During a survey, a professional surveyor will examine the property for any signs of asbestos. The different types of surveys we offer provide different levels of intrusiveness as we search for the material.
All non-domestic properties require an Asbestos Management Plan and an asbestos survey is an important step in drawing up this plan. If the property has any history of containing asbestos, the survey has to be re-inspected on a regular basis (typically once a year) and any recommendations actioned accordingly.
