Our highly qualified team of Surveyors are up to date with current Legislation and Guidance and are fully aware of the Compliance Regulations that must be adhered to on all commercial properties. Our diverse range of skills will ensure that all projects are delivered successfully and to our clients defined brief. We can help to ensure Compliance for Landlord’s, Tenant’s and Developers ranging from Asbestos Regulations through to The Equality Act, Building Regulations, Planning and the Health and Safety at Work Act.

The main focus of Bradley-Mason LLP is to ensure we add value for existing services whilst providing a full understanding of all Legislation. This is particularly important when undertaking Due Diligence to ensure you are aware of the compliance issues which would affect your property ownership or occupation. As part of a Building Survey or Acquisition Survey, it is important to understand the liabilities you would inherent. If you are assigning a standard fully repairing Lease this would usually involve an obligation to comply with statute, and even if your repairing obligations are limited it is likely that any Tenant would be responsible for ensuring compliance with all up to date Legislation. This could incur a substantial liability during initial occupation unless thoroughly investigated and any requirements are challenged with a Landlord.

Whether acting for the investor or Landlord it is similarly important to ensure you understand the obligations of your Tenants to ensure your property remains in a safe and compliant manner, that any insurance obligations are not compromised and that your Tenants comply with the contractual terms of the Lease.
