We have an understanding of various legislative controls throughout Europe and by working with regional Architects we have offered advice to both UK and international investors on the acquisition and also subsequent occupation of a number of substantial Hotels throughout the UK and further afield.

Following the 2008 recession, confidence in the UK office market fell and many investors saw the European leisure market as a stronger investment potential. We advised a number of private investors on hotels throughout Europe to ensure the investment potential met the usual requirements on UK property.

LEISURE FACILITIES

We act for a number of gym and leisure operators, in particular Nuffield Health where we have advised on the acquisition of several portfolios throughout the UK and also the substantial refurbishment of existing sites. This included the acquisition of the Greens Fitness Centres, numerous Virgin Active sites and several individual properties.

We are regularly called upon to give technical advice to their in-house teams on specific issues, in particular we draw upon our specialist building pathology knowledge to resolve a wide variety of building defects.

Working with their retained architects, we have also undertaken the hands-on project management of a portfolio of sites throughout the UK and following our initial instruction we reduced the average build cost by around 25%. The sites were delivered on time and the sites remained open to customers throughout the construction period, largely due to an overnight working system.

CLUB AND VENUE SITES

We have advised a variety of clients on the acquisition and management of a variety of pub, leisure and venue sites throughout the UK.

We undertook a substantial acquisition survey of a mixed-use nightclub, restaurant, car park and leisure scheme on Birmingham Broad Street. We have surveyed a variety of vacant leisure buildings, in particular theatres and cinemas to advise on specific issues such as asbestos through to feasibility schemes on conversion.

Acting for a private fund we advised on the acquisition of Manchester Arena and we also formed part of a multi-disciplinary team who advised on the acquisition of King Cross scheme which included a variety of mixed use sites including Jamie Olivers Head Office and Restaurant and all surrounding leisure space, mixed use buildings and educational establishments.

RESTAURANTS

We act for a number of pub and restaurant chains and we are able to advise on the acquisition of new sites, the feasibility of conversion and dilapidations on exit. Acting for TGI Fridays we have advised on the acquisition of numerous large bar and restaurant schemes, including the interesting acquisition of the derelict Royal Mail Sorting Office in Brighton which prior to redevelopment had been the largest squat in Europe. As part of this we had to consider the short term environmental issues of undertaking a survey of a site which was heavily vandalised and in an unsafe state, as well as investigating the long-term disrepair to the derelict building.
